St. Paul United Church of Christ Master Plan and Cost Estimate

This church was originally built in 1924 and has since been added on to in 1968. In 2001, we were asked to provide several cost estimate options to solve continuing problems with thermal and moisture control, and general deterioration of the load bearing masonry walls.

After trying a few solutions a local contractor suggested the church apply fiberglass batt insulation in the rafters of the sanctuary to help with thermal heat loss and to spray two coats of sealant on the masonry walls to help with the moisture problems. Sadly, the sealant in effect had now caused even more damage for it caused the exterior masonry to trap moisture inside the brick. As the freeze-thaw cycle ensued, the brick and mortar began to crack and explode off of the building. Inside, the moisture problems had worsened and plaster continued to fall from the walls. In attempt to save the facade from completely crumbling, caulking filled most of the mortar gaps. We provided several of options ranging from the worst case scenario of abandoning the old building, to fixing the leaking roof and completely stripping the exterior facade and replacing all damaged brick.
